August edition
Welcome to the August edition of our newsletter!
It’s been a busy and rewarding few months for the team at Cambridge & Counties Bank. We’ve had the pleasure of connecting with many of you at standout events across the industry from the NACFB Expo, our inaugural golf day at Horsley Lodge, to the inspiring Kids in Mind Charity Ball and the forward-thinking UKREiiF conference.
A particular highlight for me was taking part in NivoCon, where I joined a panel discussion on the future of finance. It was a fantastic opportunity to explore how innovation and collaboration are transforming the broker experience and how we can continue to make it easier for brokers and customers to do business.
At Cambridge & Counties Bank, we remain committed to supporting our broker partners and customers through these changing conditions with a focus on innovation, responsiveness, and relationship-led service.
Thank you for being part of the journey. We’re excited to share more updates, insights, and opportunities with you in this issue.
Best regards,
Jayne Follows
Head of Real Estate Finance

Our approach
We are thrilled to share fantastic feedback from Jason Cooper, an experienced property investor who has worked with us across multiple ventures since 2014. The bank now supports numerous facilities for the group. We couldn't be more proud of Marco Brice, Head of Direct Business; his dedication and outstanding efforts have truly made a difference
“The team at Cambridge & Counties Bank understood our vision from the outset and moved quickly to make it happen. Their relationship-led approach and ability to deliver at pace made all the difference.”
Rossington Hall
We recently provided a bespoke multi-million pound funding package to support the expansion of the Rossington Hall Group of Companies, led by long-term client Jason Cooper. The deal enabled the acquisition of the prestigious Rossington Hall and its associated estate in Bawtry, South Yorkshire, a luxury venue for weddings and conferences.
This follows a rapid refinancing of the group’s Crown Hotel asset, completed in just seven working days. The bank now supports numerous facilities for Jason and the group, reflecting a strong, ongoing partnership.
We’re delighted to welcome two fantastic new starters to our team! We’re excited to have them on board as we continue to grow and support our valued partners across the region.
Jack Dunn, Senior Relationship Manager
Before joining Cambridge & Counties Bank, I gained valuable experience at NatWest and Shawbrook Bank, specialising in commercial real estate. I bring a strong background in structuring complex financial deals and working collaboratively with industry professionals.
Outside of work, I enjoy spending time carp fishing and playing golf; both of which offer a great balance of focus, patience, and strategy, much like my approach to work.
Lee Johnston, Portfolio Manager:
I have over a decade of experience in banking, in that time I have worked with both Real Estate and trading companies from Edinburgh to London. The key is understanding our risk appetite, a customer's needs and combining the two to reach a bespoke solution. I am also a qualified Member of the Chartered Banker Institute (MCBI) and hold a LLB in Scots Law with a focus on Banking Law.
In my spare time, I love going walks around St Albans with my wife, reading up on history (especially Roman Britain, the English Civil War) and still attending monthly game nights with my friends.
Our latest success story
We recently carried out an OPCO/PROPCO transaction, where equity was released from an unencumbered property asset held within the property company. The capital raised enabled the business to accelerate its growth strategy and supported further development of the group’s manufacturing operations, providing working capital for investment in new equipment. This approach allowed the group to unlock value from its property holdings while maintaining full control of its trading business.
Loan type: Commercial Retail Outlet
Loan amount: £385,000
LTV: 70% Vacant Possession
Roxanne Goodman, Goodman Corporate Finance
‘Cambridge and Counties stepped up on this transaction for the client who wanted to us their existing unencumbered asset to release growth capital over a long term. While other lenders couldn’t see the bigger picture of wanting to use property security for growth, this is where the bank came into their own and provided a facility that will allow the customer to grow their group of businesses and revolve their funding on their own terms.’
Broker feedback survey winner
Recently, we invited you to take part in our broker survey to share your thoughts and feedback. It was a great opportunity to tell us what you think about the bank and the services we offer.
A big thank you to Liz Woollett from Chandler & Co for participating in the survey. Liz was one of our £100 prize draw winners and generously chose to donate her winnings to Cancer Research.
