An established London-based property developer and financial advisor trading as Fleet Street Properties Ltd has secured £2.05 million in funding from Cambridge & Counties bank to purchase a London office property and further develop a successful holiday let.
The transaction underscores the bank’s ongoing commitment to SME’s and its ability to tailor services to the individual needs of each client – in this case providing one loan against two different types of property. £1.6 million of the loan will be used to purchase the Central London office which will be the new home for the Borrower’s trading business Evolution Financial Services Ltd, with the remaining £450,000 used for further refurbishment of the property in Bideford, Devon.
The client, which has a proven track record in property investment, having built a portfolio of buy-to-let properties over nearly 20 years, was introduced to Cambridge & Counties Bank by Imran Raja at First Wealth Management Limited. Due to Cambridge & Counties Bank’s bespoke approach to lending, the transaction was turned around in under two months.
Located on Essex Street off the Strand in central London, the four-storey property has been comprehensively refurbished and will become the new offices for Evolution Financial Services Ltd, a wealth management and protection provider which is owned and run by the owner of Fleet Street Properties Limited, Andy Rowe.
Set in an attractive six-acre plot bordering the River Torridge and sub-divided into two self-contained units, the holiday let will be used as collateral for the London office purchase.
